It’s the most common question we get during a remodel or a water heater failure: "Should I switch to Tankless?"

If you look at marketing brochures, the answer is always "YES! Unlimited hot water! Energy savings!"

But at Xplore Plumbing, we aren't salesmen. We are technicians. And as a Union-trained shop, we believe in looking at the numbers. Tankless water heaters are incredible pieces of engineering, but they aren't the perfect solution for every single home.

This guide is designed to help you look past the hype and calculate the true Return on Investment (ROI) for your specific situation.

The Contenders

1. The Standard Tank (Storage)

  • How it works: It holds 40-50 gallons of water and keeps it hot 24/7, creating "standby loss."
  • The Good: Lower upfront cost, simple installation, works with standard ½-inch gas lines.
  • The Bad: You can run out of hot water; it takes up floor space; higher monthly energy bills.
  • Lifespan: 8–12 years.

2. The Tankless (On-Demand)

  • How it works: Powerful burners superheat water only when you turn on the tap.
  • The Good: Unlimited hot water (you can shower forever); tiny wall-mounted footprint; 95%+ efficiency rating.
  • The Bad: Higher upfront cost; often requires gas line or venting upgrades.
  • Lifespan: 20+ years.

The Math: Calculating Your ROI

To decide if Tankless is worth it, you have to look at the Total Cost of Ownership (TCO) over 15 years.

Note: These are estimated averages for the Seattle market to illustrate the math.

Scenario A: The 15-Year Horizon

  • Standard Tank: You pay $X to install it today. You pay slightly higher gas bills every month. In Year 10, it fails, and you have to buy a second one.
  • Tankless: You pay roughly 2x to install it today. You save ~30% on your water-heating bill each month. In Year 10, it is still running strong.

The Verdict: If you plan to stay in your home for more than 5 years, Tankless wins. The combination of energy rebates (from Puget Sound Energy), monthly savings, and not having to replace the unit in a decade makes it the smarter financial move.

The "Seattle Factor": Cold Groundwater

Here is a technical detail many plumbers miss. In Seattle, our groundwater is cold—often 45°F-50°F in winter.

To get a comfortable shower (105°F), your water heater needs to raise the temperature by 55 degrees. This is called the Temperature Rise.

Cheap, undersized tankless units struggle with this. If you buy a budget unit that promises "5 Gallons Per Minute" (GPM), that rating is usually based on warm Florida groundwater. In Seattle, that same unit might only push 3 GPM, meaning your shower pressure drops to a trickle in January.

This is why Xplore Plumbing only installs high-output units (like Navien NPE Series or Rheem Professional Prestige). We size the unit specifically for the Pacific Northwest climate to ensure you can run the shower and the dishwasher at the same time without a pressure drop.

The Myth of the "Cold Water Sandwich"

Have you heard that tankless heaters give you a burst of cold water if you turn the tap off and on quickly?

That used to be true. But modern units solve this with Internal Recirculation Pumps. These units keep a small buffer of hot water ready to go. Even better, we can install a recirculation loop that keeps hot water at your tap instantly—no more waiting 2 minutes for the shower to warm up while wasting water down the drain.

When to Stick with a Tank

We will be honest: sometimes, Tankless doesn't make sense.

  1. Electrical Limitations: If your electric panel is maxed out, you might not have room for the dedicated circuit.
  2. Gas Sizing: If your gas meter or pipes are undersized, upgrading them can add thousands to the cost, killing the ROI.
  3. Moving Soon: If you are selling your house next year, you likely won't recoup the investment.

The Xplore Promise We don't guess. We measure. When you call us for a quote, we check your gas load, your venting, and your usage habits. If a Tank is better for you, we’ll tell you. If Tankless is the smart move, we’ll engineer the perfect system.
